This is our fabulous kitchen!







Dining/Kitchen
-Ceiling scraped, patched, sanded, primed and painted
-Wainscoting and cabinets primed and painted
-Walls patched, primed, and painted.
-All trim, windows, and doors caulked and painted
-New cabinet hardware and hinges
-New chandelier in dining room.
-New ceiling fan in kitchen.
-Dining room built-in desk and cabinets removed.
-Missing baseboard trim replaced
-Microwave and custom cabinet installed above range.
-Updated wooden valance installed above sink
-New pantry shelving installed

Trim Color: SW Snowbound

Left to do: artwork, buffet and hutch, replace countertops and tile back splash, replace sink and faucet, replace slider to sunroom with French doors, replace pantry with paneled door, refurbish radiators, convert to gas range

At the Trailhead

We're picturing all the typical things: big family meals, reading the paper in the sun room, gardening in funny pants, waking up to the spectacular mountain views. We're less than one week from closing, so technically, I guess we haven't even arrived at the trailhead yet. Or, since we've already done so much work and planning, perhaps you could say we're nearing the first marker. But any way you look at it, we've got a lot of traveling left to do.

For any and all interested, we plan on updating you regularly on the progress being made on the house, including closing, renovations, and the first few months of living in a "whole" house.

As for the nitty-gritty details, our loan is approved, we've reviewed the neighborhood bylaws, we've completed the inspection and appraisal, and we've arranged for the renter's insurance to convert to homeowner's! We've also picked paint colors (huge sale at Sherwin Williams for most of it, but 2 gallons of Benjamin Moore colors that we just had to have), which we will share with you later on, somehow. Phase one of the renovation includes the following: new paint in all rooms, wood trim painted white, kitchen cabinets and wainscoting painted white, textured ceilings scraped smooth (big job for Matea!) in all rooms and closets, hardwood flooring laid in living room and office, ceramic tile in mud room and all 4 bathrooms, new vanities in 3 bathrooms, granite countertops and new faucets in all bathrooms, new ceiling fan and over-the-range microwave/wood trim installed in the kitchen, new dining chandelier. Professionals will be installing the hardwood floors (we're going with a darker maple that matches the inlay in the dining room; only the kitchen floors will the the lighter natural color, and we hope this works out to look great!). We will be performing all the demo ourselves, which includes ripping out toilets and vanities, carpets/ceramic tile/linoleum, baseboards, scraping ceilings, etc. We have these projects slated to take one week, and we have until May 23 to complete all or most of the painting. Any tips would definitely be appreciated!
